unconditional
UNCONDITIONAL CONTRACT STATUS PORTAL FEED TO REA:
It would be great if consideration could be given to the default portal feed for when a property is updated to unconditional in REX, to match the policy requirements of the REA portal feeds (i.e. REA policy requires them to be notified within 72 hours of an unconditional property that the property has been "sold", however REX currently doesn't provide this update to sold in their unconditional portal feed to REA, so the property remains as Under Offer on REA (when this is actually against their policy). I understand there is a manual workaround to archive to sold the property in REX, however this means ownership changes when it hasn't settled, and the listing which hasn't settled is not easily found through a normal search, so is really just a work around to meet REA's policy, as the portal feed when the status change is made to unconditional doesn't meet their policy. The feed at unconditional being updated to notify to REA as sold would quite easily resolve this issue, and a marketing override to "display property as under offer" could be used for those people who don't wish to comply with their policy.

I feel exactly the same way about this as Alana. Basically, for trademe.co.nz, realestate.co.nz and other portal/feeds to remove the listings, we have to mark the property as sold in REX which somewhat stupidly "archives" the property and unless you untick the box, updates the property's new owner to be the current purchaser of the listing. That is categorically incorrect. The purchaser will not become the new owner until settlement date, which could be three months down the track. So, in the meantime, if anyone using REX views that property they are told that John is the owner and Sally is the past owner, when in reality it is the opposite. Easy workaround would be two boxes "update owner details now" or "update owner details on settlement". I can't see why anyone would wish to update the owner details now as that is creating an incorrect record in their database.

Hi Alana,
It would probably make more sense for REA to update their XML standard to accept an unconditional date - after which they can choose to display it however they like on their site. They change their general policies about what should be sent when on a frequent basis. The current solution we offer is to ensure flexibility for different portal providers and the way different agencies work.
